Do New Build Homes Need Gutter Cleaning?

If your home was recently built, you might assume gutter maintenance can wait. You'd be wrong. Here's why new builds need gutter care sooner than most people expect.

It's a common assumption among new build homeowners: everything is new, so maintenance can wait. In the case of gutters, this assumption is worth revisiting. New build gutters need cleaning sooner than most people expect — and for reasons specific to new construction.

During construction, roofing work generates significant volumes of debris — grit, mortar residue, tile offcuts and general construction dust — that settles in gutters before they're even exposed to their first autumn. This construction debris can accumulate in downpipes and at gutter joints, causing blockages that affect drainage from the very first rains.

New developments are also frequently surrounded by disturbed ground and construction activity that generates additional dust and organic material. Gutters in these environments can accumulate debris faster in the first year or two than they will in subsequent years once landscaping is established.

Beyond the construction phase, new build properties are often located in areas that were previously farmland or greenfield — meaning they're surrounded by established trees and hedgerows whose debris falls directly onto roofs and into gutters. Some new developments are also built near mature street trees that weren't removed as part of construction.

Our recommendation for new build homeowners is a cleaning visit at around 12 to 18 months after completion — to clear any construction debris and establish a baseline for the system's condition — and then to follow a twice-yearly schedule thereafter. It's also worth checking that gutters were installed correctly by the developer, including the fall toward downpipes and the security of all brackets.
